This functional change necessitates a modest increase in the depth of the front projection beyond that previously approved. In addition to the above, the scheme proposes the relocation of the access gate from its approved position to a new position at the side of the property. This alteration is considered to improve the practicality and usability of the external access arrangement without altering the overall character of the development. Whilst each of these changes, in isolation, could reasonably be considered as a Non-Material Amendment, it is considered that when taken together they represent a more notable departure from the approved drawings. On this basis, the application has been submitted as a variation of condition to ensure that the amended scheme is formally regularised and clearly defined within the decision notice. The proposed amendments do not alter the established principle of development, which remains as previously approved. The scale of change is limited, with only a minor increase in projection depth, and the repositioning of the gate does not introduce any new or adverse impacts. In planning terms, the impact on neighbouring amenity remains negligible. The increased projection is modest and does not give rise to material additional effects in respect of outlook, overshadowing, or overbearing impact.
