Description

1 Roof Coverings. Strip existing coverings, suitable slates to be retained for re-use. Install a new breathable roofing membrane and new treated battens. Retained slates to be used for principal elevations. New slates 250mmx500mm to sides and rear. Existing slates appear to be Spanish. High level ventilation to be achieved by installing tile vents. 2 Leadwork- Ridges, Hips and Chimneys. Remove all existing lead work and replace hips and ridges with grade 5 lead, and around chimneys with grade 4 lead all in accordance with The Lead Sheet Association Guidance. 3 Chimney stacks. Investigate existing mortar used for pointing to inform appropriate repointing specification. Carefully remove existing vegetation. Repoint chimney stacks. Remove defective flaunching and replace with lime mortar. Reinstate 3 missing chimney pots( none of the chimneys are in use) and add clay cowl vents of the elephants foot type. 4 Eaves, Fascia and Soffits. Repair existing eaves using traditional timber repair techniques. Install eaves ventilation using fascia or eaves vents and eaves support trays as part of balanced ventilation to the roof space. 5 Roof Structure and Roof Void. Upgrade insulation to a natural breathable material probably sheep wool. Timber repair to rafters adjacent to chimney abutments. Replace defective timbers supporting the rear gutters which are known to be rotten. 6 Rainwater Goods. Replace all existing rainwater goods including gutters, downpipes and hopper heads with a new aluminium system in an ogee profile sized appropriately to suit the roof area and improve discharge capacity and fixed in accordance with manufacturer's guidance and listed building requirements
